The first questions we should ask are "What is important to sellers(you)?" and "How can you determine if an agent really does these things or any of the things they tell you?"?

Trust or Honesty
This is the hardest trait to verify. I don't know about you but I have a hard time trusting someone who tells me they are honest. I just don't think that honest people tell people that they are. Getting a recommendation from someone you know is another way but quite often does not work. I am sure that you have had friends tell you someone is great but once you meet that person, you think they are cocky or vain or lazy or something. Correct Home Valuation
It is very easy to make sure that you have the correct value of your home. Make sure the you agent does it with you at you kitchen table. I really enjoy taking the time and working thru the process with my clients. A good realtor should always have their laptop and internet access at all times. I attended the University of North Dakota and graduated with a Mechanical Engineering degree. I worked as a Division Manager for a large German Multinational. I requied to be extremely detail oriented to to graduate with this type of degree. As you can imagine, a German company also requires it's executives to be very detail oriented.

Internet Advertising
As you can imagine, every agent should have your home on the MLS so most big sites will have your home. The thing that you don't know is that if your agent does not pay extra to each of these sites, you home will have very little info. An even bigger problem is that buyers that are interested in your home on these sites will not go to your agent. If you agent has not paid all of the buyers go to other agents from other companies that would rather sell one of their homes to these buyers. A Qualified Buyer
Real Estate agents never want anything to go wrong with their clients sale. Great real estate agents take precautions so that nothing happens with thier clients sale. When we get an offer we verify that the person is qualified to buy the home. We also talk to the loan officer and buyers agent to look for any sign of weakness in the transaction. I will make sure that all steps have been taken to ensure a smooth real estate transaction.


Flexible Contract
Google defines Guarantee as "a formal promise or assurance (typically in writing) that certain conditions will be fulfilled, esp. that a product will be repaired or replaced if not of a specified quality and durability. Very few if any agents will give you a written guarantee unless you ask for it. I will give you one without you asking for it.

4. You and I will agressively pay out to buyers agents to ensure they want to bring a buyer to your home.

5. You and I will work together to pre-market your home, so when it goes on the market, we have a flood of buyers in the first several days.

6. You will pay no more to have me sell your home then any other trustworthy Realtor even though I will do ten times more to sell your home.

The first question you might have for us is why should you use us to sell a home. That's a good question.

First and most important is we are the number one home sellers for our company in this area of the Metro for the last two years. This means we are motivated and strong negotiators and work in your price market as well as your area, which is important to you.

p.s. Make sure you are asking questions when interviewing an agent. Ask them how many homes they have sold themselves(just them) in the last 3 months. Ask them if they have ever had a home expire or if any seller has cancelled on them(most agent won't let a seller cancel even if they have a reason, Ouch!). Ask them for a written list of exactly what they do to market your home. Ask them how they rank for home sales in their office(just them in writing) and how many agents they have in their office.
